This guarantee excludes special event periods, offers made by private unit owners and inventory maintained by independent management companies not affiliated with us. In the extremely unlikely event that you are offered a lower rate (inclusive of the taxes, cleaning fees, etc) please advise us immediately. Very simply, “more room….less money”® vacation rentals. 

Information Privacy
We guarantee that the information, including your credit card number, telephone number, and the address, you provide to us while securing your vacation rental will be held in strict confidence. We promise not to make this private information available to any third party. It will be used exclusively to confirm your request and to allow our staff to communicate with you in the  future. 

All Inclusive Vacation Rental Pricing
We guarantee that the pricing we offer you will include all lodging charges that can possibly be prepaid for your vacation rental. These may include room rental, occupancy and state taxes, cleaning fees, reservation charges, energy surcharges and other fees directly related to the actual cost of lodging. This guarantee does not include meal options, activities, room service, or any other items of a personal nature which are not expressly detailed in writing.

We guarantee that each vacation rental offered on this site has been inspected and rated by an industry professional using a standardized set of criteria. Ratings are reviewed annually and adjusted to reflect changes in properties as reported to us by our customers

Vacation Rental Rating Guide

One Sun/Economy
Although extremely affordable, the interior décor and exterior grounds of these rental properties often require much improvement and renovation.  Small kitchenettes and limited living space are usually the rule.  Minimal on site amenities.  Possible interest among young single adults and couples on a tight budget where cost and not value is the overriding factor.

Two Suns/Moderate
 
More spacious accommodations accompanied by a kitchenette or full kitchen.  Limited on site services and amenities.  While the rental units may be clean and located in a nice, safe area, the resort may still require a facelift and some refurbishment.  At one time the resort may have set the standard, but today it may not have kept up with consumer expectations.  Adequate but of minimal perceived value.

 Three Suns/First Class 
Property types extend beyond condos to include townhouses, villas, and vacation homes.  Units can be counted on to be spacious and comfortable.  In room amenities may be more diverse and could include extras such as a TV with VCR, washer/dryer, and bathroom Jacuzzi.  Property may fall in the category of either a quiet non-commercial setting without on site management or a full service environment with hotel related services and amenities.  Regardless of their personal interests and preferences, renters can still rely on consistent quality and good value . 

Four Suns/Superior
An above average resort with exceptional accommodations and possible on site recreation.  Very spacious units often featuring professionally decorated interior designs.  Resort grounds nicely landscaped, pleasant and appealing reception area, and quiet efficient services.  Everything perceived as picture perfect resulting in a high recommendation even for the most discriminating vacationer

Five Suns/Deluxe
World class, ultimate quality and offering the highest level of personal services.  The type of property may range from a self-contained destination resort where you do no even have to leave the property to play golf or tennis to a breathtaking hillside villa with a private pool, impeccably landscaped grounds, and a personal cook and maid.  Beautiful units, fabulous décor, and numerous owner extras and services.  The accommodation of choice for those who wish to be pampered and who seek out only “the best”

 Vacation Rental Terms and Definitions

Most people are not interested in becoming educated to the point where they feel that they have become vacation rental planning specialists themselves. They really just want to go on vacation. However, based on conversations with literally thousands of vacationers, especially first time renters, questions are always raised about sometimes confusing accommodation and unit types, as well as travel industry related terms and definitions. A brief overview follows, that should provide helpful information and important points of clarification .

GLOSSARY OF TERMS

RACK RATE

The rate posted in the room or printed in the brochure.

ALL-INCLUSIVE PRICE

Rate in which meals and other amenities are included in the room rate. Items included vary and need to be verified.

DEPOSIT

The amount of money needed to confirm a reservation. This money is normally applied to a reservation.

DAMAGE/SECURITY DEPOSIT

Money paid either in advance or collected upon check-in, which is held by the resort and applied toward damages or long distance phone charges incurred by the renter. If there are no such charges, the money’s are returned to the renter 6-8 weeks after check-out in the same format as the original form of payment.

CONFIRMATION

Paperwork sent to the client after money has been received providing financial breakdown, check-in information, etc.

CANCELLATION PENALTY

Money which is forfeited due to cancellation. Cancellation penalties vary from resort to resort.

PEAK/HIGH

The time period of greatest demand for rental space.

SEASON

This varies according to destination and will be the most expensive time period

SHOULDER SEASON

A time period when rates fall between peak and low season rates.

CHECK-IN

Time when unit will be available for occupancy.

CHECK-OUT

Time by which you must vacate the unit.

CHECK-IN ADDRESS

Address at which you check in to resort. May not always be the same as resort address.

LATE CHECK-IN

A check-in occurring after normal business hours. At times there are special check-in instructions for a late check-in

RUN OF HOUSE

No guarantee of type of unit. You receive whatever is available at check-in.

HIGH RISE

A building with 7 or more floors.

MID RISE

A building with 3 to 6 floors.

LOW RISE

A building with 1 or 2 floors

ON-SITE

Occurring or located on the premises of the resort.

OFF-SITE

Occurring or located off the premises of the resort

OCEAN VIEW

Unit directly on coastline and having a full view of the

GULF FRONT

Ocean of Gulf (depending on the destination).

CONDOMINIUM

1) Owned by one entity and operated like a hotel.

2) Individually owned by absentee owners and managed by an on-site management company.

3) Individually owned by absentee owners and managed by an off-site management company.

MANAGEMENT COMPANY

Real estate company that manages homes, condos and villas owned by absentee owners. With condos they may be on or off-site.

TIMESHARE

Blocks of time (usually weeks) that are owned by individuals.

EUROPEAN PLAN (EP)

No meals are included in the room rate.

CONTINENTAL PLAN (CP)

Continental breakfast included in the room rate.

MODIFIED AMERICAN PLAN (MAP)

Full breakfast and dinner included in the room rate.

AMERICAN PLAN

Full breakfast, lunch and dinner included in room rate. Sometimes referred to as "Full American Plan (FAP)".

TYPES OF ACCOMMODATIONS

 Following is a description of different accommodation types and what they typically offer the vacationer .

RESORT HOTELS - Full service facilities. Most offer dining, recreation, shopping, meeting facilities and many guest services like maid service, wake-up calls, etc. Guest needs can be satisfied without leaving.

BEACH MOTELS - Scaled down hotels (usually 1 or 2 stories and under 50 units). No dining usually. Typically offer front desk service, recreation facilities and periodic maid service .

TIMESHARE CONDOS - Rented weekly (some destinations offer 3 night minimum stays but usually SAT - SAT or sometimes SUN - SUN). Designer furnished (all units will be furnished alike). Popular recreation facilities. Guest service is limited to front desk, daily or optional maid service (for a fee) and private phones .

RENTAL CONDOMINIUM APARTMENT - Individually furnished apartments in a building with the entrance off the corridor or stairwell. It usually has a kitchen, a separate living room and dining area and bedding ranging from studios to multiple bedrooms. Some recreational amenities. Guest service is usually limited. Most do not provide on-site check-in, daily maid service, central switchboard, etc .

PRIVATE HOME - Usually a house on a private lot. Most often offers limited amenities. Usually individually owned and decorated to owner’s taste. Specifics vary with each home .

PRIVATE VILLAS - Generally a single story, detached structure within a park, beach or garden setting. Typically deluxe/upscale. Staff may or may not be included. This is a specialty product and amenities will vary with each villa.

TOWNHOUSE - Building structures in a row sharing a common wall and having a separate entrance way for each unit .

TYPES OF UNITS

HOTEL ROOM - One room with sleeping accommodations. Usually has telephone and television .

LOFT - Sleeping area typically on a second level. May sometimes be open to living area below, separated by either a half wall or balcony railing.

STUDIO/EFFICIENCY - Features one large room with sleeping accommodations for two to four people, kitchenette and one bath. When we say two to four people, we mean designed for a couple with two small children .

ONE BEDROOM - One full bedroom, full kitchen, living room, one or two full baths and accommodating up to four people with the use of a convertible couch or pull-out bed in the living room. A one bedroom condominium usually sleeps up to four people. These units are good for singles, couples or families with younger children .

TWO BEDROOM - Two full bedrooms, full kitchen, living room, usually two full baths and accommodates up to six people with the use of the pull-out bed. These units are good for singles, families or two couples vacationing together .

THREE BEDROOM - Three full bedrooms, full kitchen, living room, two or three full baths and usually accommodates up to eight people with the use of the pull-out bed. These units are ideal for extended, large families or three couples. Note: Depending on the destination, villa and home rentals are available featuring as many as five or six bedrooms.
